Hart Coleman publishes practical comment on renting and letting residential property in the United Kingdom. We are not an agency, we hold no listings, and there is nothing here to buy.

What we cover

Three sections. Renting is written for tenants, Letting for landlords, and Property for the wider questions that affect both - energy standards, short lets, and formats like serviced apartments that sit outside the usual tenancy framework.

How it is written

Plainly, and with the assumption that the reader is capable. Where a rule has an exception we say so, and where the honest answer is that it depends on the property we say that too rather than manufacturing a rule that sounds authoritative.

Nothing here is legal advice. Housing law differs between England, Wales, Scotland and Northern Ireland, and anything with real money attached is worth checking against your own circumstances.

Corrections

Rules change and we will get things wrong. If you spot something out of date, tell us and we will fix it.
